THE INTERIOR INSPECTION Inspection Guidelines and Overview These are the ASHI standards of practice that governs the inspection of the interior components of the property. The objective is to identify major deficiencies in the condition of the interior living structure, including , walls, ceilings, floors, windows, and doors. .
OBSERVATION - Required to observe:
- Walls, ceilings, floors, steps, stairways, balconies and railings,
- counters and a representative number of cabinets, a representative number of doors and windows
- Separation walls, ceilings, and doors between a dwelling unit and an attached garage or another dwelling
Not required to observe:
- Paint, wallpaper, and other finish treatments on the interior walls, ceilings, and floors
- Draperies, blinds or other window treatments, or carpeting
- Household appliances
- Recreational facilities
ACTION - Required to:
- Operate a representative number of primary windows and interior doors.
- Report signs of water penetration into the building or signs of abnormal or harmful condensation on building components.
The ASHI standards of practice provide a good outline of what is to be inspected and what is to be reported during the inspection of the home’s interior living spaces. However, it is up to the individual inspector to represent his clients needs and address their concerns.
