HVAC System Guidelines and Rules of Thumb…

Older houses pose a challenge when it comes to heating and cooling systems. Today’s methodologies which incorporate zoned systems or separate heating and cooling systems to climatize each level of the property are common place. Older properties follow the guidelines of “accepted” trade practices at the the time the property was built and upgrading ductwork and units to properly condition a property can get quite expensive.

When encountering conditions such as this, “seasoned” home inspectors follow rules-of-thumb and common sense to determine if a property needs to be further evaluated by a specialist. Generally speaking, the first rule-of-thumb is compressor sizing. Every 650 sq. ft of house needs approximately a ton of cooling as it takes more energy to cool a house. A 2500 sq. ft. property will need approximately 4 tons of cooling capacity. I know that there are several other factors which factor into the equation, but that is beyond scope of the inspection process. Remember, inspectors are generalists - not specialists.

The primary function of a cooling system is to first dehumidify, then to condition the air. If the unit is not properly sized for property conditions, cooler ductwork will cause water to condense and stain the ceiling. A good knowledgeable home inspector will look for clues:

  • They will take several temperature readings at the supply registers;
  • They will take note of the compressor size in comparison to area served;
  • Note if the HVAC system is servicing 2 levels;
  • Are there thermostats on both levels being serviced;
  • Are there return air grills on each level being serviced;
  • Note the temperature conditions on both levels - Supply temperature in relation to return air temperatures;
  • Note the humidity levels on both levels;
  • Note if water stains are present under service runs or around system registers especially in basement homes.

By taking all of these factors into consideration, the inspector can make an educated guess as to the system’s performance. If I see water stains, undersized units or inconsistent temperatures, I generally call for a professional to further evaluate the unit.

Who Wudda Thunk…

Not being known as being a power-house team and after being the proverbial door mats for eons, Vanderbilt is now at the top of one of the toughest college football conferences the SEC at 5 - 0. Yes, lowly Vanderbilt sits on top of the SEC east and is ahead of teams like Georgia, Florida, South Carolina, and even Tennessee! Yeah Buddy… How cool is that?

In another come-from-behind win, #19 Vandy polished off #14 Auburn, 14-13 in which Vandy held Auburn scoreless after the first quarter. Vandy’s last win over Auburn was in 1952 (52 years) and one has to go WAY back to 1943 to see a Vandy team go 5 - 0! Talk about a drought. Finally, the gang at Dudley Field has something to cheer about. Go Vandy… Yes!!! The Geeks shall inherit the Turf…

How Will PUMA Affect the DNC…

As I listen to the badly needed rain pitter-patter on the skylight in my study, my thoughts turn from “Thank You God” for the relief in this drought to grim ones reflecting back on a conversation that a friend of mine and I had at lunch last week. Now that the Olympics are over, the Nation’s focus now turns from abroad and our Olympic Hero’s to politics, as the DNC is about to begin.

One of the behind-the-scenes issues that the mainstream media seems to be ignoring is a group that calls itself PUMA (Party Unity My A$$). From the best that I can tell, this group of disgruntled Clinton supporters may be waging a “war” on Obama, and may be poised to sabotage the DNC. Since Obama has given the nod to Biden as his running mate, and seems bent on disassociating himself with the Clinton’s as much as possible, is there going to be a list ditch effort by the Clinton political machine to get Hillary in position to take over the reigns of power and give Obama the boot? If so, this will be one DNC that will as exciting as watching Michael Phelps win the gold at the Olympics…

The Cost of Fuel…

Yesterday, I was fortunate to be in an area where the price of gasoline was much less than it is here in Davidson and Williamson counties – much less – about 30 cents per gallon less! Why is that? Same fuel, same distillery, same distributor, same brand of station. It can’t be the city because one can drive out to the Percy Priest Lake area and get gas for 25-30 cents less than other areas of the county…

And, while the price of gasoline keeps going down, $3.299 my last fill up, the price of diesel stays well above the $4 mark. This is another thing that really has me scratching my head with an ice pick, as diesel takes less refining than gasoline. Maybe EXXON is doing the Michael Phelps thing and going for the GOLD. The GOLD record of $75 billion in profits for this quarter…

Blogging Withdrawals…

I have admit, that I am a blogging addict. At first it started with one innocent blog, next it was two. Before I realized it, I was writing several blogs a day. Now I am going through the withdrawals of my shameless addiction to blogging. To ease my cravings, I have had to resort to copious amounts of caffeine, food and of course Blogerette Patches available from my local computer store…

Seriously though, I have not been blogging as much as I usually have been the past few days as there have been many pressing issues that I needed to address. I have had to utilize all my will power and go through numerous "patches" to my blogging cravings at bay and keep focused on re-writing my inspection report system which will begin field trials today. I realized that the report, although good, was written from an engineering viewpoint and not from a consumer viewpoint.

Any of you familiar with software changes, know that there will be some hitches in the giddy-up! If any of you who live in the state surrounding the Great State of Tennessee, see or feel unusual flashes of light and rumblings and flying objects (probably my laptop), pay no heed, it was most likely a major glitch and the release of emotional energy because I have run out of Blogerette Patches…

Say It Ain’t So…

This morning Paddy Pizappi, who posts regularly in Active Rain, wrote an article, Say It Ain’t So- Too Much Quiting Going On Here! I certainly hope that these folks are not the latest casualties from the burst bubble in the real estate market.

I have been wanting to delay this post, but now is as good a time as any. I have talked to one of my friends here in the Nashville area who is “in the know” and he stated that the fallout has not stopped but has slowed down. He went on to say that there will be another wave of foreclosures coming in the near future. His prediction was that the real estate professionals that survive this swing of the axe will be in prime condition for the upswing that most likely will happen next year.

I certainly hope the best for Duane and all the others that are suffering through these tough times and pray that through the Grace of God, that they will manage to survive these tough times…

My Other Office…

I don’t know about any of you, but as a business owner, I find that multi-tasking and having multiple offices is not a necessity or a luxury, but a way of life. Maximizing time is one of the issues that seem to haunt almost of us. For one, my car has become another office. Taking care of phone correspondence between jobs is a real time saver. Listening to marketing guru’s on CD’s has replaced the daily blab from the local media. It is also a “quiet place” where I have time to reflect on how the business is going and what I need to do to further develop my business plan or come up new ideas or marketing strategies. Not to mention new inspection report, SOP manuals, other day-to-day operations, blogs… Blogs, if I could only find a way to blog while driving… H-m-m-m, Any suggestions?

Raising the Minimum Wage Will Not Fix Our Economy…

Late last week, the minimum wage was increased by 70 cents. However, as the already sagging housing market continues to get worse and businesses are closing, unemployment rates are rising proportionally.

Now it does not take a rocket scientist to understand, that raising costs in a declining market is not a very good economic strategy. In fact is downright dumb. Moves like this are certain to adversely affect the cost of goods, services and, of course, labor not to mention the impact it will have on those families whose budgets are already strained. The 70 cent increase will be gobbled up in increased costs faster than Pac Man gobbles dots. This is bound to add to more unemployment and inflation.

I really have to hand it to the flawed thinking of the geniuses on Capitol Hill for their lack of insight for helping to make a bad situation even worse. But then, why should they care? Anyway that’s my 2 cents worth…
